Project Background:
Huaihai Apartment was built in 1935 with funding from the International Savings Society, designed by Léonard & Veysseyre, and constructed by the Sino-French Construction Company. It is a reinforced concrete structure in the Modernist style. Upon completion, it was named "Gascogne Apartments" after the general manager of the International Savings Society, also known as the International Savings Society Building, and was renamed "Huaihai Apartment" in 1954.
Huaihai Apartment was once a well-known high-end apartment in Shanghai, initially rented mainly by foreign nationals and scholars. Professor Zhou Gucheng, former Vice Chairman of the Standing Committee of the National People's Congress and a renowned Chinese historian, educator, and social activist, lived at 1202 Huaihai Middle Road, along with other prominent figures. Dong Xijin, former Director of the Postal Remittances and Savings Bureau of the National Government, resided in Room 20 at 1202 Huaihai Middle Road. The Swiss Consulate General was located in Room 1004 of Huaihai Apartment from 1951 to 1962. Additionally, the Indonesian Consulate in Shanghai also operated there from shortly after its opening in 1957 until December 1965. Since 1955, the building has been managed by government departments. In 1981, Anna, the former wife of the architect Léonard, passed away at the age of 84. She had lived on the 13th floor of Gascogne Apartments (Huaihai Apartment) and was one of the few Jews who resided in Shanghai long-term. The apartment now serves as residential housing. In 1994, the main building was listed as a Category III Outstanding Historical Building of Shanghai in the second batch of such designations.
According to the *Regulations of Shanghai on the Protection of Historical and Cultural Areas and Outstanding Historical Buildings*, the protection requirement for Huaihai Apartment at 1202 Huaihai Middle Road is Category III, meaning that the building's facade and structural system must not be altered. Each facade of the building is designated as an externally key protected area; the internal spatial layout and distinctive decorations are designated as internally key protected areas.
This renovation and repair project focuses only on repairing external facade damage, cracks, and other safety-related factors, and removing external equipment units that affect the facade. The restoration of key protected areas prioritizes preservation first; only after ensuring reliable protection are localized repairs carried out to achieve the effect of restoring the old as it was, while preventing secondary damage to already repaired key protected areas during other renovation construction processes that could cause irreversible losses. The outdoor mock-up focuses on key protected areas such as terracotta facing bricks, G-level black decorative bricks, windows, and railings. The indoor mock-up focuses on corridors and stairwells.
From a historical architectural perspective, Huaihai Apartment has witnessed nearly a century of changes in modern China and represents an irreplaceable cultural accumulation of the city. In terms of social value, it witnessed the rise, activity, and eventual decline of financial institutions in the French Concession of Shanghai during the early construction period. In terms of artistic value, Huaihai Apartment is a representative work of architects during this period actively transitioning from the Art Deco style to Modernism. Even today, its convenient transportation, classic style, comprehensive functions, and unparalleled views continue to make Huaihai Apartment popular among various individuals. At the same time, the traces left by time have added a new charm to it. -
